Step: One: Pre-qualification
The first step is to call David at 336-215-5597 and provide the required information to getpre-qualified. This entails checking your credit history, income, employment history, and evaluating your current assets for down payment requirements if needed. The information can also be easily submitted through our convenient and secure website at www.davidnishan.net.
Step Two: Pre-Approval
The pre-approval stage involves verification of the preliminary loan application information. This requires collecting loan documents such as pay stubs, W-2Õs tax returns and bank statements. We also discuss the financing options that best suits each clientÕs individual payment needs and provide a detailed good faith estimate of payments and closing costs.
Step Three: Loan Commitment
Once all borrower documents have been gathered they are examined by the underwriter who determines that the borrower has met the Banks requirements for the type of loan applied for. At the same time the Processor orders the home appraisal to insure the property value is sufficient for the loan. We also engage the closing attorney who will make sure the seller has clear title to sell the home and contact the borrowerÕs insurance agent to get a quote for home owners insurance which is required on all property. Once the property and the borrower have been cleared for closing we have the "Loan Commitment"
Step Four: Closing
Once the loan commitment has been issued all parties to the transaction including the buyer, seller and Realtors convene at the closing attorneyÕs office to sign the documents required for transferring ownership of the property. The Nishan Team attends all closings and provides a Settlement Statement to the borrowers 48 hours before closing to insure a timely and positive experience at closing.
